The project consisted of a comprehensive exterior deck restoration program for 36 occupied townhome units. The scope of work included removal of existing rear exterior decking and fiber cement siding, installation of new structural framing components including sistered joists and bearing point stud packs, repairs to deficient structural framing, and installation of new concrete footings and support columns. Additional waterproofing improvements included installation of Henry Blueskin waterproofing at repaired exterior wall areas, Protecto Joist Tape at sistered joist faces, and new through-wall flashing along the perimeter of all deck assemblies. New Owens Corning WearDeck soffit and decking systems were installed along with new Trex Transcend railing systems at all 36 units. All townhomes remained occupied throughout construction, requiring detailed coordination and phased execution to minimize disruption to residents. Through proactive planning and efficient project management, the work was completed well ahead of schedule and under budget.
