The project was completed in two phases. The first phase addressed critical life safety deficiencies, while the second focused on comprehensive building envelope improvements.
The life safety phase included the installation of proper structural supports for 30 cantilevered private decks, the addition of structural members and anchors at the guardrail connections of 90 private decks, and the installation of proper flashing at the base-of-wall structural connections adjacent to the private decks.
Following the successful completion of the first phase, the scope was expanded to include building envelope improvements. This second phase involved the removal and replacement of existing cementitious siding, metal siding, and masonry veneer at window and penetration perimeters to facilitate flashing upgrades. Additional work included the removal and reinstallation of roof parapet and deck wall coping following the installation of high-temperature flashings, installation of soffit metal and self-adhered flashings, grading improvements, attic insulation, chemical grouting at foundation walls, installation of new below-grade drainage lines, concrete lifting, and selective concrete replacement throughout the common areas of the four-building community.
The project was completed on schedule and within budget, serving as an outstanding example of the collaboration between the client, the design team, and KRC. Through a coordinated and solutions-focused approach, the team successfully restored the community with buildings that are both structurally sound and aesthetically appealing.
