The project consisted of a comprehensive water intrusion restoration program for a fully occupied luxury condominium property located in Charleston. The scope of work included removal and replacement of stucco and EIFS cladding systems, exterior windows, roofing assemblies, and storefront glazing units to address building envelope deficiencies and improve long-term waterproofing performance. The structure was constructed of steel stud framing, concrete, and CMU systems, requiring extensive coordination of façade restoration, waterproofing, and structural interface details throughout the occupied property. All repairs were carefully phased to minimize disruption to residents while maintaining safety, schedule, and quality standards during construction. The project was successfully completed within an anticipated 16-month construction schedule.
