The project consisted of a comprehensive exterior and interior restoration of an occupied residence located in the heart of downtown Charleston on a constrained zero-lot-line site. The repairs were completed following litigation while the property remained occupied throughout construction. The scope of work included extensive roof repairs and recoating, significant structural wood framing and structural steel repairs, selective removal and replacement of fiber cement siding and panel cladding systems, storefront windows and doors, replacement of damaged exterior trim, and interior finish repairs. The structure consisted of both wood framing and structural steel systems, requiring careful coordination and phased construction sequencing. Due to the tight urban site conditions and occupied nature of the property, KRC carefully managed logistics, access, and construction operations to minimize disruption while maintaining schedule and quality standards. The project was completed within an anticipated eight-month construction schedule.
